CONTRACTOR OR A SUPPLIER

WHO DO I BUY MY PRODUCTS FROM MY CONTRACTOR OR MY DESIGNER OR A SUPPLIER?? HELP?

If your thinking about a remodel or new construction project and you have been told that if you don't buy from the contractor they cant warranty the product, is that true? NO, it is not true. Why, is it not true.

Let me help you understand.

Contractors offer au usual year maybe 2 year warranty to service your project after they install the project. That is it. Once that time is past the warranty is done. In some cases there are no further warranties with limited one year warranty items. However in some cases there are some warranties that last a much longer time that are carried by the Manufacturer themselves.

There are standard building practices in which all contractors and subcontractors such as plumbers, electricans are to work at. For example the Department of Building and Housing. Here is a link to the Durability and Warranty description: http://www.dbh.govt.nz/codewords-21-article-7

As stated on there website: Product warranties only apply when voluntarily offered by the manufacturer, installer, or other business providing the product. These types of warranties are based on either representations made by, or a contract with, the person or company providing the product or service.

The party providing the warranty usually decides the warranty period as well as the terms and conditions for the warranty.

This also stands true for 99% of all the cabinetry manufacturers out there too. It might even be more important in the cabinetry part of your project, since the kitchen/bath designer will probably know more about how the cabinetry part of the design is going to go together than the builder. It is certain that they have to work together to provide the cabinetry to ensure proper fit the new space.

What I am trying to explain to all of you is that the warranty is carried with the manufacturer. The contractor is warranty the workmanship of how it gets installed for the length of his terms but if his terms end and the manufacturer warranty may be longer, the manufacture warranty is still going to cover items in most cases.

So be clear you do NOT have to buy items from your contractor. They would like you too. But today more than ever all facets of the building industry have to be flexible. That includes, vendors, contractors, architects and designers.

NEW LEAD PAINT LAWS

I was just talking about spring being around the corner and it being painting season. Time be get inspired, time to revive our homes, when I attend the Master Builders Association of King Counties meeting, Thursday evening, where we discussed the "NEW LEAD PAINT LAWS mandated by the EPA".

Then I came accross this blog by Homesavvi. so instead of rewriting I would like to quote the entire blog entry from Homesavvi. Posted on Jan 7th 2010 www.homesavvi.blogspot.com

Many homeowners don't know that the EPA has established new regulations with regards to the removal of lead paint. Starting in April 2010, these new rules will affect homeowners with homes built anytime pre-1987.

The EPA rules about removal are pretty strict and will have to be followed by anyone working in the home including builders, painters, plumbers and electricians. Any renovation or repair work is going to be affected.

Homeowners will need to be restricted from the area, and contractors need to take extra precautions for performing the work, cleaning up, and verifying the work.

The home improvement industry is getting ready by attending classes, getting certified in government approved programs and taking on extra liability insurance for jobs completed. Extra care needs to be taken to remove and properly dispose of the paint.

One HomeSavvi member asked a question in our Forums about why the cost for a paint job seems so high. In any paint job, the labor for removal, disposal, preparation and application is the expense that drives up the cost.
- next year, the costs will go up, but we'll be more assured of healthy homes especially for children and pregnant women.

I'd say it's a cost worth paying!

As homesavvi has indicated anyone that works on any project that causes disturbances to a home that is older than 1987 or has lead present will have to follow the NEW guide lines.

Cork is one of the most comfortable, beautiful flooring choices available, cork is a renewable, sustainable resource that, when managed correctly, can continue to produce materials for flooring (and other cork uses) for hundreds of years to come. Harvested primarily from the cork oak tree (Quercus suber), cork is renown for its sound and vibration dampening properties, which makes it an excellent selection for flooring. It's usually available as tiles, offering options both as glue-down and floating flooring.

Engineered Wood Floor looks nearly identical, engineered wood flooring is built differently than solid wood flooring. Instead of one solid piece of wood, three to seven layers are stacked and glued or laminated together with heat and high pressure to create a product with similar (or more consistent, in some ways) performance to solid hardwood floors.

Linoleum is sometimes mistaken for your grandma's vinyl flooring, "true linoleum" is a flooring material that's been around for more than 100 years, though it's style has been updated for the 21st century. The rolls of sheeted flooring can be designed to match any decor, and are as durable and green as any flooring material out there.

We all would love to retire to a truly luxurious and inviting bedroom, I believe that New York City, Interior Designer "Charles Pavarini III" has exemplified this through his beautiful work at the Kip Bay Designer Show House Spring 2009. I believe it is worthy of sharing with everyone his version of New Contemporary. Throughout the living room to the bedroom.

One item that I found dazzling was the fabric wall covering which Charles Pavarini used on the matching sculptured headboard. He also lite behind the upholstered headboard with led lighting. Draped fabric hung from the ceiling puddling to the floor surrounding the glamours bed.

The San Francisco Chronicle, on Dec 27th 2009, gives us a look at the up and coming trends for 2010 according to a few select Interior Designers. Here are a couple of the 2010 design trends that will peak most people's interest.

Keeping it real

Forget faux. (No more fake antlers, please!) In 2010, we want to see a movement toward the natural patina of woods, metals and other materials. We don't even mind a water mark or a hint of rust. After all, those imperfections may be the result of generations of wear and come with a good story or two.

Palette

Speaking of color, Melanie Coddington is "having a purple moment that will continue into 2010," she noted. "Gray also continues to figure largely as well - in particular purple and gray, yellow and gray, and matte and shiny gray together are great combinations." Here are a few photos from the Portland Oregon luxury Hotel "The NINES".
They show us how some of these trends have been implemented into today's design trends. The gorgeous rooms use a turquoise called Sonoma sky and an espresso brown. What's especially cool is that the hotel is as eco-friendly as they come.

According to a press-release The Nines:
Eco-consciousness has been a key element to the development of the Nines, which anticipates LEED Silver Certification from the U.S. Green Building Council. To achieve this prestigious designation, conservation-focused plumbing, including low-flow faucets, have been put in place in order to save 400,000 gallons of water each year. All products used in daily housekeeping are “Green Sealed,” and the hotel retains 50 percent of its energy from renewable sources including wind power and carbon offsets. Low-emitting adhesives, sealants, paints and carpets were used during the renovation to secure optimum air quality. Throughout the building process, 24 million pounds of material was removed and 90 percent of construction waste was diverted from landfills for reuse or recycling. -Source

Bagley Custom Interiors and Faith Sheridan team up with the Salvation Army to warm a home for the holidays.

Karen and her daughter have suffered and survived domestic violence and homelessness for the past 2 years. Karen has gotten a job and is rebuilding their lives but Seattle Design Center Faith Sheridan and Bonnie Bagley Catlin stepped in to assist in giving this family a home where they could be comfortable and relax in.

Several organizations donated there products and services for us to pull this project together. Kartak Glass & Closets donated closet systems since this family had no dresser drawers.

Lending a Helping Hand in Surprise Makeover by the Seattle Design Center’s own Designers Bonnie Bagley Catlin and Faith Sheridan

SEATTLE, WASH. (December 14, 2009) – When Angel Helpers contacted Seattle Design Center (SDC) in search of design experts to transform a home for a mother/daughter team pulling their way out of a difficult time, SDC concierge Nancy Knowlton forwarded the request to the design center’s on-call designer program. Several expressed interest, with Bonnie Bagley-Catlin, of Bagley Custom Interiors, and Faith Sheridan, of Faith Sheridan Interior Design, spearheading the project.

The original goal of the project was to complete a bedroom make-over for a 13-year-old who had never experienced a safe oasis of her own. Upon an initial walk through, Bagley-Catlin and Sheridan decided to broaden the scope to include work on mom’s room and a shared bathroom. The team, with support and donations from Kartak Glass & Closets, Rubenstein’s, DA Burns, Schumacher, Nordstrom Rack, California Closets and SDC, acquired bedroom furniture, bed and bath linens, accessories and lighting. And they’ve gotten clever to leverage resources for a zero-budget project, including repurposing items they purchased themselves at discount stores.

“This small family is starting fresh, and I believe our work—a combined effort—makes their transition more comfortable,” said Bagley-Catlin. “We didn’t go for an extreme makeover, but tried to create an experience in which mother and daughter can live for some time with a safe and comfortable foundation.”

The big reveal is Thursday, December 17 at 12:30 p.m. Mother and daughter will have spent the morning being pampered at The Alexis Hotel, and will return for their surprise. During the diversionary pampering, Bagley-Catlin, Knowlton and Sheridan will stage the home and leave a decorated Christmas tree provided by SDC.

Cold Weather Tips from TSCO Plumbing

Joe Schafer sent a message to the members of TSCO Plumbing, LLC.

Subject: Washington State cold weather is here...Cold-Weather Plumbing Tips

As temperatures reach freezing, close all air vents and other openings in the crawl space under your house. (Note: Monitor temperature and open one or two vents in warmer weather for ventilation.)
In freezing weather, never set your home's thermostat below 55 degrees.
Insulate pipes prone to freezing, such as those near an outside wall; those in unheated areas of your home; or any exposed plumbing such as outside faucets.
Keep your water meter box covered with its lid to prevent the meter from freezing during cold periods.
In extremely cold weather, leave cabinet doors under sinks open to keep warm air circulating.
Be sure you know where your master valve is located so you can turn your home's water off temporarily if a line does break. In most homes, this valve will be located near the water heater, near the clothes washer, or where the water service line enters your home.
In extreme cold weather, if you are going to be gone for an extended period of time (2 days), it is advisable to shut the master value off.
Be sure to shut your garage door during cold weather to prevent pipes within the walls from freezing.
If Your Pipe Freezes Open the cold water faucet nearest the freeze to relieve pressure and reduce the likelihood of breakage.
Use a hair dryer (set on low), heat lamp, or light bulb to gradually warm and thaw the frozen pipe.
Too much heat in one spot, however, can burst the pipe so be sure heat is evenly distributed over a large area of the pipe.
Be extremely cautious when using any electrical appliance to thaw a pipe - the appliance could become wet, increasing your danger of electrocution.
DO NOT use a blow torch or any type of flame to thaw a frozen line. Not only is there a danger of fire, extreme heat could thaw the pipe too rapidly, causing it to burst and resulting in potential injury.
If you cannot locate the freeze and there is no water coming from any tap, there is a chance that your service line or your meter is frozen. If your meter is not frozen, it is likely that the service line to your home is frozen. In this case, since all lines on your side of the meter box are the property owner's responsibility, you may need the assistance of a plumber.

A eye catching bathroom featured in the Sacramento Bee Home and Garden section on November 17, 2009, enlightens us on how wall stencils or wall pop ups can enchance a room. This particular room was a childs bathroom colorfully decorated with a "ZOO" wall theme.

This project is adorable but may not be your taste. If your looking to enhance your walls but in a more sophicated way you might want to look at some other stencils. You can use stencils on your walls and enhance them with a coat of polyurethane in a design motif or a stripe. Stencils range from modern to very tradtional. It is an alternative to the commitment of wall paper.

I have been attending the national KBIS (Kitchen and Bath Industry Show) shows for over a decade and Kohler Plumbing fixtures always seem to surprise me with innovative fresh ideas they launch every year.

Recently working on a wet bar I revisited the Karbon faucet. Now the Kohler Karbon faucet has been out for sometime now, but what really caught my eye was the great new finishes they recently have launched and are available now. Theater Carpeting

Have your ever done a theater in your home or have you searched for quality carpet with woven patterns beyond typical residential carpet. Some of the most amazing patterns carpets are custom woven for the individual project like in hotel lobbies and casio's. I have come accross some vendors that wont cost you a small fortune to have that unique theater styling.

I am currently working on (2) home theaters for clients. Both projects are completely different. One is a large basement family room with a huge Plasma TV an additional 50" screen to be used for a gaming station, dart board, pool table and wet bar to boot. The other theater is the ultimate experience with the draped curtain, built in screen with a stage and real theater seating for that ultimate theater experience.

Even though these theaters are completely different they are both using products that are specific to the clients particular needs.

The residential basement theater that is family friendly, check out SHAW COMMERICAL ORGANIC carpets like the Shibori, Bloom Tile or the Reed Tile for that contemporary but home feel.

The ultimate home theater is more about the "true" theater experience, a few choices that wont break the bank like Masland's Mauville Raven and Claridge Raven pattern carpets. They can hardly keep up with the demand that they cant even supply us with samples. This online source that my carpet distrubutor found for me Northwest (northwestcarpets.net) Have fun and real theater looking carpeting like SOHO and VALENCIA.

Keep in mind just a little bit of research can turn up just the right product for just the right application.

Creating a home theater requires careful planning with your Audio contractor and your interior designer.

There are many essential elements that are needed to create a well thought out home theater. A lot of these elements that are focused upon the audio equipment and placement of this equipment. These elements include video display device (screen), audio sound producer/tuner/amplifier, subwoofer, speakers and the remote just to mention a few.

Of course the room plays a big part of your home theater. The size of the room determines how the size and type of screen. Will the room have layered lighting such as ambient lighting and task lighting. Will the room be carpeted or not. Are you upgrading your components are you keeping what you have and incorporating them into the room.

Finally once these things have all been decided then the interior designer can focus on the finishes to create a well balanced room. There are no home theaters that are alike. Are you wanting a sectional or real theater furniture. Wall treatments such as fabric panels and wall art.

Tweaking the typical dining room for the holidays and planning ahead Can settle your

pre- holiday stress.

One option is that you can dress up the dining room table with upholstered chairs at the head and end of the table. These add style and elegance not usually expected.

Another is to add a bench on the side of the table this will allow for more casual seating but you can add another person on a bench vs a chair.

If you are feeling a little cramped during the holidays why not plan for next year, by expanding your space to an "open concept". An open concept will allow for family and friends to overflow into other rooms while still feeling apart of the holiday event. Generally the kitchen would be open to the ajoining family room, allowing for more space for the entire group.

Need new cabinetry for your home?

Do you need new cabinetry for your home for either the kitchen or bathroom, or even for your entire home. Where do you start to look? Is price the driver for your decision or is quality and style your most important factor when making your decision?

There are SO many options when it comes to cabinetry companies, but I would like to talk about the cabinetry companies that are the medium value choices. I would like to show you what to look for when your selecting your cabinets for your home.

Finish and door style is what usually grabs a consumers interest first. Dont be wooed by a pretty face. A door can entice you into making a bad decision or at least an uninformed decision.

Lets take some of the overseas cabinetry that has started to saturate the market lately. The price seems to be a good deal until you look closely. For example at GS SUPPLY Seattle WA, I studied some of there cabinetry offerings such as there American Cherry. The American Cherry cabinetry comes standard with in-motion guides but you can NOT get finished ends on these cabinets that are lacquered ..instead they are merely stained and are rough to the touch and the finish color was not consistent with the front of the boxes or the cabinetry doors.

You are told that you can get your cabinetry right away UNLESS you need to get a piece made specifically to your particular needs or size. Lets take for example a client of mine who needed a pantry only 18" deep instead of 24" deep. I asked the sales person if we could get it 18" deep..they said yes, we can CUT the cabinet down and staple the back of the cabinet back on to the cabinet. Problem is that the pre drilled holes would be cut off and then there would be NO pre-drilled holes to put my clients shelving into.

The other option was to order with the correct depth but we would have to wait 60 days for the cabinets to come in from over seas, through customs. Who knows if within 60 days you would really receive your cabinetry, you are dealing with custom you know.

The construction was not lacking great craftsmanship to say the least. SEE PHOTOS of GS SUPPLY Seattle.

Compare with the construction of regionally produced cabinetry that is durable, consistent and more responsible due to regionally produced.

What I am saying is if your don't know what to look for when it comes to cabinetry construction details then seek the advise from a qualified professional that can guide your through all the ins and outs of any cabinetry line. Listen to them you are investing into a kitchen and it may be this one time for you but that professional has seen 100's of kitchens similar to your perimeters.

Keep your eyes open and don't just focus on what seems to be the better buy based on cost. If you choose these bargin priced cabinets just know what your really going to get.

Seattle Home Show 2 is being held this weekend Oct 22nd thur Oct 25th.

Many homeowners love the look and style of contemporary design, how do you go about creating that look in your in the bedroom. Most people dont have a clue how to achieve it. What is great about a fresh look in a contemporary style decorating, remember to keep it fairly simple.

It could be something as simple as painting the room a different color or even just changing your bedding and obviously that does not cost a fortune either.

Accessories are not over used, but knowing what pieces you will need is important. Keep the items simple like bedside lamps and stay clear of fancy lighting. The furniture is minimual and clean lined and is usally paired with abstract art on the walls.

It is always a good time to change your bedroom at the change of seasons. Remember to have fun.

Kitchen Remodel Fall 2009

Kitchen remodels .. are you thinking about updating your kitchen or putting in the appropriate look for your home and the time period that is represented by the homes architecture.

Here is a kitchen that was recently completed by several people including myself. The home is in Capital Hill, WA. The original kitchen was in Oak a late 1980 kitchen remodel and was completely wrong for this early 1900's home.

USA TODAY cover story from the Money section for May 21, 2009, expresses the struggle that contractors are going through across the country in these tough economic times.

Contractors are cutting margins and being more pro-active with grass roots marketing tactics.

What I feel every consumer needs to keep in mind is what Julie Schmit from USA Today noted in her article, "Low bid may not be best bid". Randy Pennington, business consultant, states he obtained bids ranging from high to low ball for his project. What Randy and his wife ultimately decided was to go with a mid range contractor, because Randy states that he has learned the lowest price isn't always a winner.

Washington Square is a 10.5-acre (42,000 m2) mixed-use neighborhood recently finished in downtown Bellevue, Washington. Developed by Wasatch Development Associates and designed by architect Collins Woerman, the project, also known as the "Superblock," will include four or five hi-rise towers with residential, office, hotel, and 160,000 square feet (15,000 m2) of ground level retail space. The community is planned to be “pedestrian friendly” and feature a dog park, fountain, grand community staircase, extensive landscaping, and large walkways.[1][2]

"Quality Furniture", what is under that slipcover/fabric?

According to Smart Money magazine, October 2006 issue, The furniture sold at some popular retail chains might be less than desirably. Crate and Barrel, Pottery Barn and Restoration Hardware are among the named retail culprit's.

How can that be you say that, America loves, "Pottery Barn" and "Crate and Barrel", of course they do because the furniture is well within the reach of most middle class families and we receive numerous catalogs monthly to remind us there are out there. The look is stylish and the furniture has the weight leading us to believe the piece is of quality craftsmanship.

Just a note to the consumer, just because a piece of furniture weights a lot doesn't mean that that it is of good quality.

Instead of quality craftsmanship which can be handed down generation to generation these retailers real strength may be their knack for creating great style without sustaining quality, so states the article in Smart Money, "Pottery Barn Unstuffed". They back up this information with the research that was done by Executive Director Peter Korn and his staff at the Rockport Maine, furniture school.
